Delivering Integrated Facility Management Excellence at Pfizer Kirkland

Client: Pfizer Kirkland
Location: Kirkland, Quebec
Services Provided: Integrated Facility Management (IFM) – Hard FM, Soft FM, Food Services
Overview
For more than a decade, Sodexo, a leading provider of integrated facilities management services (IFM) in Canada, has partnered with Pfizer at their Kirkland Headquarters facility to deliver an integrated workplace experience. Using a comprehensive IFM solution tailored for Canadian businesses, we have streamlined operations, enhancing efficiency, improving service delivery, and driving long-term value.
Challenge
Pfizer Kirkland needed a reliable Canadian facilities services provider capable of managing a complex environment, including office spaces and conference rooms, research labs, and shared services like gyms and fitness centers – three large buildings in total and a daycare. In addition, the site sits on an 893,000 square foot campus that must be kept and maintained. The goal was to consolidate food services and both hard and soft FM functions under a single provider, reducing fragmentation while enhancing quality and responsiveness.
Solution
Sodexo deployed a dedicated cross-functional team of 25 professionals to cover every aspect of the workplace experience.
Facilities management solutions included:
Food Services in Quebec: high-quality cafeteria and catering operations in a sit-down dining environment, equipped with camera equipment to easily be converted to conference rooms.
Hard FM Services: building operations, preventative maintenance, grounds upkeep, and more.
Soft FM Services: Reception, AV support, shipping/receiving, office moves, daycare/fitness center coordination and cleaning services.
The result is a unified service delivery model that adapts to Pfizer’s ever-evolving needs while ensuring operational continuity and employee satisfaction.
Results
- Improved operational efficiency through centralized management.
- Reduced task time and output optimization by converting to a centralized waste system.

- Increased response time for maintenance and service requests. Acknowledgement within 24 hours, significantly faster than previous turnaround.
